The issue of fire safety in buildings has gained significant attention in recent years, leading the government to introduce regulations that stipulate the kind of materials used in facades.

Since the Grenfell Tower tragedy in 2017, the government has established the Building Safety Fund to provide financial support for the recladding of buildings that have unsafe external wall systems.  A crucial aspect of the recladding process is selecting and installing the correct membranes, as they play a vital role in enhancing the fire safety of the building envelope.

Not only do these membranes need specific air and moisture control properties to perform their primary function, but they must also meet strict regulations and industry standards to ensure their effectiveness in preventing the spread of flame and smoke in the event of a fire.

This equips contractors and installers with the knowledge and skills needed to install membranes correctly, including sealing critical details such as window corners, ducts and vents.

Unlike new-build projects, recladding often presents bespoke challenges that require flexible, easy-to-install membrane systems. For example, cavity trays may need to be installed in shorter sections as the existing façade is removed and replaced in phases.

Quality checking is very important throughout the recladding process and the membrane installation is an essential part of this.

Our team will carry out site visits as the project progresses, to ensure that the membrane installation meets the required standards, and then produce QA reports as required.

Building Safety Fund

The government announced the Building Safety Fund in March 2020 to support remediation of unsafe cladding on high-rise residential buildings (buildings over 18 metres). The fund opened for new applications, and with adaptions, on 28 July 2022 for eligible buildings without a funding solution in place.

The fund is open for new applications that meet the following criteria:

• buildings that are 18 metres or above
• buildings have at least one qualifying residential leaseholder
• the building must have cladding, as defined in the PAS 9980:2022 code of practice,
• buildings have a Fire Risk Appraisal of External Wall construction (FRAEW) following the PAS 9980:2022 methodology that identifies remediation or mitigation measures as necessary

The government has so far committed over £5 billion towards the building safety remediation programme.
